THE SERVICES AND ALL CONTENT, SUMMARIES, DATA VISUALIZATIONS, CALCULATIONS, ESTIMATES, ALERTS, CLASSIFICATIONS, AND OUTPUTS PRODUCED BY ARTIFICIAL INTELLIGENCE OR OTHER AUTOMATED MEANS ARE PROVIDED FOR GENERAL INFORMATIONAL AND RESEARCH PURPOSES ONLY.
Nothing on the Services constitutes or substitutes for:
- Legal advice or representation;
- Financial, investment, securities, or banking advice;
- Real estate brokerage, appraisal, or agency services;
- Title insurance, title abstracting, or escrow services;

2. No fiduciary or special relationship
Use of the Services does not create an attorney-client relationship, broker-client relationship, fiduciary relationship, or any confidential relationship between you and Company. Communications to Company are not privileged unless separately covered by a signed engagement agreement with appropriate counsel.
3. Public records and third-party sources
Information presented may be compiled from public indices, agency portals, recorded instruments, court indexes, assessor rolls, notice publications, and commercial data vendors. Such sources can be incomplete, delayed, misindexed, amended, superseded, or corrected without notice in our systems. Redactions, OCR errors, handwriting ambiguity, duplicate filings, name collisions, boundary disputes, and chain-of-title complexities are common.
Official records maintained by government custodians control for legal and transactional purposes. You must verify material facts with county clerks, district clerks, tax offices, appraisal districts, courts, and other primary sources.
4. AI limitations (material)

The Services may not reflect last-minute postponements, cancellations, substitutions, or clerk updates.
You are solely responsible for compliance with posting requirements, deposit rules, financing contingencies, occupancy risks, environmental liabilities, and tax consequences.

Any valuation context, automated valuation models, comparables, or trend indicators shown in the Services are not appraisals unless produced by a licensed appraiser in a formal appraisal report. Values may diverge materially from market realities.
7. Timeliness
Data feeds may experience latency. Notices of sale, filing deadlines, redemption windows, and cure periods are legal deadlines whose computation may depend on holidays, service methods, and court orders. You alone are responsible for calendar calculations and timely action.
8. Geographic coverage
Features may be limited to stated counties or regions. Properties outside covered areas may appear incomplete or may not appear at all. Expansion or removal of coverage may occur without notice.
9. Financial risk
Property investing—including foreclosure and auction purchases—involves substantial risk of partial or total loss. Past performance of any methodology or tool is not indicative of future results.
10. No endorsement
References to third parties, listings, instruments, or officials do not imply endorsement, verification, or accuracy. Links may lead to sites we do not control.
11. Regulatory compliance is your responsibility
If you are subject to licensing, fair lending, anti-money-laundering, securities, or data protection obligations, you remain solely responsible for compliance when using the Services.
12. Limitation consistent with Terms
